The Management Rental Company will ensure that they:
• Market the properties in all arenas
• Deal with client enquiries, screen and vet them
• Maintain booking calendars and availability charts
• Keep spreadsheet records of rentals
• Manage all bookings including taking deposits and payments
• Issue clients with booking documentation and keys
• Provide clients with house rules and instructions, take a security deposit
• Clean apartments/ villas and provide laundry for clients
• Check property prior to each letting
• Provide clients with a welcome pack
• Visit the clients to discuss property resort etc
• Check properties after and between each letting
• Replace items as necessary
• Carry out property visits
• Take action in the event of emergency
• Keep a log book for each property
• Provide a password to a website for tracking rental progress
• Issue dilapidations report
• Issue statement of account with payment on a quarterly basis
• Issue statement of account detailing the origin of bookings
The standard commission charge is 25% of the rental income plus vat, this generally include all the services for the upkeep of the property. There are also charges for the initial cleaning, snagging and installation of new locks and safety features as required by the Tour operators and agencies such as smoke detectors electrical checks etc.
